The two partners secured planning approval for the site in December 2023 and it will provide 50% affordable homes in social rent and shared ownership tenures. Vistry will sell the other 50% on the open market via one of its three retail sales brands (Linden Homes, Countryside Homes and Bovis Homes).
The new development will transform Dovercourt Depot, a disused Bristol City Council depot, into a thriving new neighbourhood just three miles North of the city centre.
The homes will be built in apartment blocks up to four storeys and include one and two bedroom apartments and two, three and four-bedroom houses.
The development will encourage a sustainable, energy efficient way of living, with the homes featuring solar panels and air source heat pumps, alongside green roofs and electric car charging points. A new public park will be created at the heart of the development, improving biodiversity on the site by up to 10%.
In addition to Dovercourt Road, Vistry and Goram Homes are already bringing forward 268 homes at One Lockleaze, whilst Goram has selected Vistry as its preferred development partner for Hengrove Park – 1,400 new homes and the largest development in Bristol for a generation.
Susan Scholfield, regional managing director of Vistry Bristol, said: “We’re very pleased to be working in partnership with Goram to transform this brownfield site into a collection of new, mixed tenure homes. The benefits of our wider partnership with Goram Homes are now taking effect, with the first homes at neighbouring One Lockleaze complete. Together we can make a real difference to local housing supply, providing Bristolians with opportunities to own or rent an affordable home that best suits their needs.”
Stephen Baker, managing director of Goram Homes, said: “This is a prime example of why Goram Homes was set up. Working with Vistry, we will turn under used council land, that’s been used as storage for years, into a thriving new neighbourhood. Half of the housing here will be affordable, for council-owned social rent or shared ownership, providing much needed new homes for those who need it most”.
