The Mayor of London, Sadiq Khan, has today confirmed plans to deliver 284 new, energy efficient homes – 100 per cent of which will be genuinely affordable – at North Middlesex University Hospital in Enfield.

The Mayor purchased the North Middlesex University Hospital site in 2019 and 2022 to support his mission to increase housebuilding across the capital. Sadiq has consistently made the case that by investing in affordable housing delivery both in the capital and nationally, we can reduce homelessness, ease local authority spending on temporary accommodation, and support London businesses to attract and retain workers and invest in local economies. Half the homes will be at social rent and half will be shared ownership. The scheme will include low-rise flats and terraced properties ranging from one-bedroom to four-bedroom homes and will meet the highest standards of design and energy efficiency. All of the affordable homes will be dual aspect and triple glazed, with enhanced ventilation and insulation. They will be connected to Enfield’s new borough-wide energy network, which provides low carbon heat directly to the homes and eliminates the need for individual boilers, reducing energy costs for future residents. The development, which is being delivered by Vistry Group in partnership with the Hyde Group, will feature 1,500msq of new green space for the local community, as well as a new nursery and community café designed to connect local residents with the hospital campus. There will also be a new office building providing 3,000sqm of office space.

The Mayor’s announcement today builds on his impressive housing record, which includes completing more new homes than any time since the 1930s prior to the pandemic, and more new council homes started than any time since the 1970s. [3] Sadiq has committed to building 40,000 new council homes by 2030, and to deliver thousands of new, genuinely affordable homes for the benefit of Londoners.

The Mayor of London, Sadiq Khan, said: “I’m determined to do everything in my power to make housing more affordable and sustainable for Londoners, which is why I’m partnering with Vistry Group to deliver 284 new homes at North Middlesex University Hospital – a 100 per cent genuinely affordable housing scheme.

“In addition to delivering much needed new homes, this landmark development will feature new green spaces and first-class community facilities – including a nursery and café – serving not only future residents, but the wider community as a whole.

“Tackling housing pressures in the capital and delivering affordable new homes for Londoners remains a top priority for me as we work together to build a better, fairer London for everyone.”

Kevin Delve, Managing Director of Vistry East London, said: “We are thrilled to partner with the GLA and Hyde to deliver 284 homes in Enfield, of which 100% will be affordable, meeting a crucial need for high-quality housing.

“Drawing on our extensive experience in delivering transformational residential-led projects in London, this mixed-use development will not only provide much-needed homes but also new office space.

“We will also deliver a new park, café, and nursery, ensuring long-term benefits for the wider community and helping to create a thriving, well-connected place for people to live and work.”

Andy Hulme, Chief Executive of the Hyde Group: “I’m really excited to start work on these fantastic new homes in Enfield. All of the homes on this development will be affordable and designed to the highest quality and energy standards, with all homes being dual aspect, net carbon zero, and connected to Enfield’s new boroughwide district heat network. By creating new public open space and community facilities, the scheme will also benefit key workers at North Middlesex University Hospital and the wider Enfield community. We’d like to thank the GLA for partnering with us and Vistry to build these desperately needed affordable homes and create a thriving new community in our capital.”

Cllr Ayten Guzel, Cabinet Member for Housing at Enfield Council, said: “We are pleased to have worked with the Greater London Authority (GLA) to help deliver affordable housing for Enfield residents and we welcome the amenities and green spaces on site for the local community.

“We continue to invest in housing in our borough to help improve the lives of our residents and we will continue working with the GLA and the government to find further ways to provide more affordable housing in Enfield in the near future.”
