Vistry Group, the UK’s leading provider of mixed-tenure homes, has acquired a parcel of land with planning
consent for 149 new family homes in Bulkington, near Bedworth.
Vistry will be working in partnership with Orbit Homes to deliver 74 affordable properties for shared
ownership, social rent and affordable rent on the 16-acre site on Coventry Road in Bulkington.
The 149-home development, to be known as St James Gate, is situated in the heart of Warwickshire and has
received full planning permission from Nuneaton and Bedworth Borough Council, enabling the creation of a
new community that will bring much-needed one, two-, three-, and four-bedroom homes to the region.
Many of the homes will be manufactured off-site using open panel timber frames from the Vistry Works East
Midlands factory in neighbouring Leicestershire. Each home built using these panels emits 14,460kg CO2e less
than a traditional brick-and-block house. This focus on sustainability for both the features and construction
methods used in the homes reducestheir impact on the environment and can help lower energy bills for future
residents.

Work on the new homes will start immediately, with open-market homes going on sale in spring 2025 and
the first residents expected to move into their new homes around the end of the year. Orbit Homes will
release details on when the Shared Ownership homes will be available to purchase soon.
