Vistry Group, the UK’s largest provider of mixed-tenure homes, has partnered with Paradigm Housing Group and Leaf Living to deliver 370 homes after acquiring a new site in Kidlington, near Oxford.
The site, located next to Oxford Parkway station and Oxford Park and Ride, benefits from outline planning permission. Vistry is now working closely with Cherwell District Council prior to submitting a Reserved Matters application.
Vistry has pre-sold 139 of the homes to Paradigm, in line with the Group’s wider strategy, with Paradigm offering these in shared ownership and affordable rent tenures.
Leaf Living has acquired 56 of the homes, all to be offered for private rent. Leaf’s involvement in the site forms part of its wider partnership with Vistry announced last year.
Vistry will sell 46 homes in First Homes tenure – a discounted market rate for qualifying customers - with the remaining 129 open market homes sold via its housebuilding brand Bovis Homes.
Significant contributions will also be made to the local community, with the provision of new allotments, public open space, play areas and an on-site sports pitch. Approximately £8m will be committed to improving local education, transport and sports provision facilities.
Supriya Ray, Regional Managing Director of Vistry Cotswolds, said: “We’re delighted to be working in partnership with Paradigm and Leaf Living here in Kidlington. The site will deliver a significant number of high quality, mixed-tenure homes, giving local people a real chance to own or rent a new home, whilst we will also be providing a range of other community services and facilities. Additionally, we will utilise the quality of our Bovis Homes brand to sell the open-market homes, perfectly demonstrating the unique strengths of our Group.”
Martyn Jones, Executive Director: Development and Sales at Paradigm said: “This Kidlington development marks a significant step forward towards our goal of providing affordable homes for more people over the coming years. The government’s targets for housing during this parliament are significant, and it’s great to be playing our part in overcoming the nation-wide shortage that we’re facing right now. I’m looking forward to seeing this development grow and turn into a community where people can really be proud to call it their home.”
