Vistry Group, the UK’s leading provider of affordable mixed-tenure homes, in partnership with affordable-housing provider Clarion Housing Association, have been given the go-ahead for the delivery of 400 new high-quality homes at King James’ Park in Newmarket.
Under Vistry’s Partnerships model, working with Clarion Housing Association, the first affordable homes will be scheduled for delivery in Spring 2026.
The remaining 200 homes will comprise a mix of one-to-five-bedroom homes which will be sold on the open market under Vistry’s Bovis Homes and Linden Homes brands and are set to launch in Autumn 2025.
Situated approximately 1.6km south of Newmarket town centre on the Northern edge of the historical town of Newmarket, Kings James’ Park is well positioned for local schools, excellent transport connections and local amenities. The wider site will also include a multi-use games area, neighbourhood play area, open space (including areas of habitat enhancement), foul and surface water infrastructure, two accesses onto the A142, internal footpaths, cycle routes and estate road will also be provided.
Work is anticipated to start on site in early 2025 and will be completed by December 2029.
