A regeneration scheme of national significance, Meridian Water has been identified as London’s nationally significant £6bn major regeneration project that will deliver over 10,000 homes and thousands of new jobs in Enfield over the next 20 years.
It will create a vibrant and sustainable new community where the design will encourage residents to have healthy, active lifestyles and where our social value offering will promote enduring social cohesion.
In 2019 Vistry Partnerships submitted a bid to develop the first phase of works, following an opportunity via the GLA’s London Development Panel 2 (LDP2). Our bid was successful, and we have since been selected as the Developer for Meridian One, the first phase of the Meridian Water scheme in partnership with Enfield Council. Meridian One, due to commence on site early 2021, will deliver up to 1,000 new homes a through a mixed tenure of private sale, private rent (PRS) and 50% affordable housing spanning over 13 blocks ranging in height from four to twelve storeys. Additionally, the scheme will provide 2,235m2 of employment space, and in excess of 2 hectares green, parkland and open space which will enliven the area.
Social Value
As well as delivering much needed new homes, Vistry have developed a plan to enhance social value on this scheme and incorporate a placemaking approach through a meanwhile-use strategy. We have set out not only to alleviate a housing problem, but to also address social issues within the borough, and through using the opportunities intrinsic within the scheme to increase levels of aspiration and achievement in the Borough whilst also addressing the construction skills gap. Our Meridian Skills Academy will provide skills, training and ultimately employment opportunities for the local community.
A specialist development and construction expert
Vistry Partnerships utilised its own in-house experience at bid stage to deliver a robust and high-quality proposal. This is bolstered by our in-house team covering all disciplines and stages of development and construction. Additionally, our ability to coordinate and manage a number of industry-leading consultants allowed us to deliver the winning bid.
Creating long-term partnerships
Vistry Partnerships and the London Borough of Enfield have negotiated a partnership where Vistry and Enfield will collaborate in the design and delivery of the scheme, enabling Enfield to take ownership of the London Affordable Rent housing, employment space and public realm. Vistry’s model and experience in complex partnerships played an important role in securing this opportunity. This partnership will continue as further phases of this large-scale regeneration are brought forward.
Building pioneering new communities
This site is not somewhere most people would consider living in its current form. Existing land use is predominantly light industrial, with a large IKEA and Tesco dominating the horizon and form part of the wider masterplan. Meridian One is a former gas holder site that has been remediated by Enfield.
There are significant planning and remediation issues to overcome before works can commence. However, with our in-house expertise combined with a genuine passion, drive and enthusiasm to deliver a truly transformational scheme, Vistry Partnerships will deliver a pioneering new community turning this challenging brownfield site into an enduring success.
Placemaking is at the heart of all we do. Through a combination of intelligent design inspired by local heritage, materials and landscape and with a well- executed social value strategy developed in collaboration with the local community, Meridian One will be a benchmark for future phases of Meridian Water and large-scale regeneration projects, setting the standard for what can be achieved.
