Introduction

Meridian Water is a transformative regeneration project which will see Vistry deliver 1,251 mixed tenure homes, helping to ease the London housing crisis and provide homes for local people in Edmonton and Enfield. This development has generated thousands of new jobs, alongside bringing benefits to the local, regional and national economies. The project team has won an array of national awards for their efforts, since the scheme commenced in 2021: the NHBC Pride in the Job Awards, gaining a grand Seal of Excellence, and a National Site Award presented by the Considerate Constructors Scheme (CCS).

Meridian transforms a number of former brownfield sites into vibrant new communities, providing mixed tenure homes, a medical centre, alongside a collection of green spaces in addition to a Community Garden project, run by a social enterprise, The Conservation Volunteers (TCV). There are also substantial social value benefits created by this scheme, through local employment opportunities, a construction skills academy and commitment to sustainability throughout.

Vistry is building and selling homes on this development to our open market customers through our Countryside Homes retail brand.

Community Facilities

At Vistry, we're committed to creating vibrant places where people love to live. Meridian offers residents 6,000 square meters of commercial, retail, and leisure space, along with 8,000 square meters of open green space, a park, skate park, and a dedicated community area.

A standout feature of the development is the Northern Park, a major play space designed for both the neighbourhood and the wider community. Spanning over 2,500 square meters, the park delivers exciting, multi-level play experiences within a biodiverse landscape inspired by the nearby Lee Valley Park. Constructed using natural materials, it includes interconnected adventure play areas, with highlights such as bespoke water play features.

The park’s design was shaped through consultation with local schools, including Meridian Angel Primary and West Lea School. A student-led design competition helped incorporate themes like water, sand, and planting, ensuring the space reflects the community’s needs and aspirations.

This unique park will become a key destination for residents and visitors, offering a fun, inclusive, and engaging environment for children of all ages.

Jobs and Local Business

The creation of Meridian has enabled Vistry to collaborate with local suppliers, schools, colleges and universities offering training through the Enfield Construction Skills Academy. This initiative helps address social issues within the borough by providing opportunities to raise aspirations and improve achievements, while also tackling the construction skills gap. The Skills Academy offers skills development, training, and, ultimately, employment opportunities for the local community.

The development has:

  • 477 weeks in total of employee/ supply chain partner training undertaken
  • 22% local labour achieved via the direct project/site team
  • 1 SME business supported
  • 33% local supply labour achieved via the direct supply chain
  • 10 student work experience placements undertaken
  • 851 students benefitted from school/ college/ uni workshops/ visits
  • 10 apprenticeship placements coordinated and completed.
