Our land acquisition strategy is closely aligned with national housing needs, local planning frameworks and local market demand. Whether it's regenerating brownfield sites, expanding into high-growth regions, or acquiring strategic greenfield opportunities, we target land that supports both growth and community impact.

Strong local insight, backed by national reach

As a leading national homebuilder, we deliver new homes both at scale and on smaller developments through our regional teams. This helps to meet housing needs quickly and effectively.

Our 25 regional land and new business teams are embedded in the local communities. These teams bring strong local insight and relationships, identify immediate land opportunities both from the public and private sector, and work closely with local authorities—all supported by the financial strength and governance of a national homebuilder.

Our expert strategic land team identifies, acquires, and secures planning permission for sites ranging from 200 to over 10,000 homes. With a mix of planning, engineering, and surveying expertise, they manage large-scale infrastructure and community-focused developments, including selling serviced parcels to other developers and SMEs.

Early engagement and partnerships

We engage early with landowners, local authorities, and registered providers to secure land. Through strategic partnerships, including with Homes England and local authorities, we unlock opportunities that align with shared goals.  Thes include accelerating delivery of housing to meet local needs, increasing the supply of affordable homes, and a commitment to sustainable and modern methods of construction.

Rigorous due diligence and risk assessment

Every potential site undergoes detailed due diligence. From site viability and technical assessments to environmental impact and planning probability, our teams analyse every dimension. This ensures we only invest in land that is both financially viable, deliverable and aligned with our design, build, and sustainability standards. It also ensures we deliver to meet our partners expectations.

Planning expertise and design excellence

We combine the expertise of experienced consultants with our in-house planners, architects, and technical teams to navigate complex planning landscapes. We work collaboratively to secure planning permissions that deliver quality new communities, places which foster community, create new destinations and deliver the infrastructure needed to thrive and stand the test of time.

Strategic Land Bank Management

Strategic Land is an important source of development opportunities, and the Group’s strategic land bank totalled 76,219 plots as at 31st December 2024. With a more favourable planning environment under the current Government, the Group expects to increase its pull through from its strategic land bank over the medium term.
