Our partners

Vistry’s unique Partnerships model means that each of our developments is developed in partnership with one or more of our highly valued partners.  We work with many of our partners across multiple developments and have established long-standing trusted relationships.  In 2024, we signed 220 new partner contracts working with over 70 of our partners, including 10 new partners.

who are our partners?

Our partners work closely with us to address the significant shortage of housing stock in the UK. Over 1 million households are currently on waiting lists for social and affordable rented homes, and demand for shared ownership has reached record levels following the withdrawal of Help to Buy - a UK Government scheme launched in 2013 to support mostly first-time buyers in purchasing new-build homes with just a 5% deposit.

We work with more than 150 partners across England and are contracted to build over 55,000 new homes. Our reputation for building quality homes and creating lasting communities has secured us a unique position as the partner of choice for housing delivery.

Our partners fall into three broad categories. On any given development, we may work with several partners or just one to deliver a mixed-tenure community.

Registered Providers (RPs), also known as Housing Associations, own and manage nearly 3 million affordable homes across the UK, offering them for rent to those eligible for affordable housing. RPs can be either for-profit or not-for-profit.

  • For-profit RPs leverage funding to increase the delivery of new homes. This sector is expected to grow significantly, with housing stock projected to rise from around 28,000 homes in 2023 to over 100,000 by 2028.
  • Not-for-profit RPs also play a vital role in delivering affordable housing, often accessing public funding and grants to support new developments.

Both types of RPs offer shared ownership homes.

Examples of for-profit RPs we work with include: Sage Homes, Legal & General Affordable Homes, and Lloyds Bank / Citra Living.

Examples of not-for-profit RPs we work with include: Clarion Housing, Bromford Flagship, and Sovereign Network Group.

Vistry is proud to work with more than 100 RPs across the country. Our established relationships and strong track record make us the partner of choice for new projects. As a Strategic Partner to Homes England, our access to affordable housing grants is also key to unlocking new opportunities.

Local Authorities (LAs) manage housing and infrastructure within their defined areas and have a statutory duty to prevent homelessness. They own around 1.6 million affordable homes and often collaborate with Vistry on housing projects.

We have an excellent track record of delivery with numerous LAs, particularly through joint venture models. In these partnerships, the local authority typically provides the land, while Vistry designs, builds, markets, and sells the homes - helping to regenerate disused land at scale.

In 2024, Vistry worked with over 30 local authorities.

Institutional investment in the Private Rented Sector (PRS), also known as Build to Rent, has grown significantly in recent years. The number of homes available to rent has declined due to several factors:

  • Higher borrowing rates have made home ownership more difficult for private renters.
  • A significant number of private rental properties have been listed for sale.

As a result, PRS demand is expected to reach around 1 million households by 2031. Investments span both low-rise (Single Family Housing) and apartment (Multi-Family Housing) developments.

As the largest builder of Single Family PRS housing in England, Vistry works with PRS providers to support sector growth and meet housing demand, particularly in London and other major cities.

Examples of PRS providers we work with include: Sigma, Gatehouse Bank, and Leaf Living.

Working in joint venture (JVs)

On some of our developments we will collaborate with another organisation, our Joint Venture Partner, typically within a 50%:50% ownership structure. Both Vistry and our partner will jointly invest, share resources and risks to deliver a successful new community. Vistry will typically manage all aspects of the project including build and sales.
