Major Regeneration

By breathing new life into areas of brownfield land through mixed-use development, true regeneration creates jobs and builds communities, empowering local people to live and work in these areas. This has the major benefit of turning a previously redundant area into a significant contributor to the local economy.

Trilogy I in Gateshead is such a project; the £12 million regeneration initiative has been designed to revive communities and kick-start economic activity, whilst delivering a change in the quality and choice of mixed-tenure homes.

A quarter of the jobs and apprenticeships associated with the development are filled by local people and 25% of contract spending is in the borough. In a short space of time the project has provided a range of homes and created 11 jobs for unemployed people and three apprenticeships. This outstanding regeneration scheme has been recognised as the Best Regeneration Project (over 71 homes) at the Inside Housing Development Awards.

Beam Park in Rainham, Dagenham is a £1 billion regeneration scheme, delivered by us in partnership with L&Q, built on the former Ford factory, delivering 3,000 new homes, 50% of which will be affordable.

When the masterplan is complete in 2030, Beam Park will also provide two schools, retail spaces, a gym, nursery, community facilities and a multi-faith space, as well as a car club for residents. 44% of the development has been allocated for publicly accessible green space, including a three-hectare central park, with the River Beam running through it.
