Introduction
Great Haddon is one of Vistry’s flagship developments, a vibrant multi-phase project that plays a central role in the wider urban expansion of Peterborough. Designed to deliver high quality homes and a thriving community, Great Haddon brings together a diverse mix of tenures, innovative construction methods, and a strong commitment to sustainability. Through partnerships with registered providers, local authorities, and private sector partners, Vistry is creating a place where residents can enjoy green open spaces, while enhancing the natural environment for future generations.
Housing Delivery and Affordable Homes
Vistry is delivering high quality homes at Great Haddon through its Bovis Homes and Linden Homes brands, with the development progressing in multiple phases. The site features a blend of traditional masonry and predominantly timber frame construction, with most homes built using timber frame. In the upcoming MTVH phase, 115 of the 119 affordable homes will be timber frame, with construction set to begin in May 2025 and completion expected by April 2027. Another major phase, Great Haddon East, will be delivered through a Joint Venture with Countryside Homes and Kier, bringing forward 289 new homes, including 16% affordable housing, with work scheduled to commence in 2026.

Community Facilities
Vistry is committed to creating lasting communities where people can truly thrive. At Great Haddon, residents will benefit from a well-planned community infrastructure, including a local centre with commercial space, parks, and play areas. The development will offer around 23 hectares of open space, featuring playing fields, water features, allotments, and recreational facilities. In addition, a new school will be delivered by Peterborough City Council, further supporting the needs of this growing community.
Commitment to Nature and Sustainability
Vistry iscommitted to Homes for Nature, a plan to help wildlife thrive in the places webuild. At Great Haddon, our approach to sustainability is guided by comprehensive BiodiversityStrategy, designed to enhance and protect the natural environment.
Key initiatives include:
- Creation of wildflower and wetland meadows, along with extensive tree and hedgerow planting
- Installation of hibernacula to support local reptile populations
- Placement of barn owl boxes to encourage nesting and biodiversity
Recognising the scale of this development,we’ve implemented ongoing ecological monitoring and reportingsystems to ensure long-term environmental stewardship.
In addition to on-site efforts, we’re alsocontributing to the District Licensing Scheme for Great Crested Newts,helping to create and restore pond habitats in the wider local area.
