Linby Meadows is a flagship development by Vistry Group, located on the border of Hucknall and Linby in Nottinghamshire.

Launched in Spring 2025 as part of the Top Wighay sustainable urban development, it will deliver 763 new homes alongside commercial and community spaces. The development prioritises sustainability, featuring 20 acres of green space, eco-friendly homes, and amenities like a primary school, skate park, and sports facilities. Vistry is also promoting local employment through the Vistry Skills Academy, offering training and job opportunities for residents, students, and the long-term unemployed. Linby Meadows combines modern living with a strong sense of community and environmental responsibility.

Housing Delivery and Affordable Homes

Vistry is building and selling homes on this development to our Open Market customers through our Bovis Homes, Linden Homes, and Countryside Homes retail brands.

I am delighted that work is beginning to provide 763 much needed homes, together with improved infrastructure, including highways, education, health, and a local centre.

“The plan for on-site skills and training is particularly welcomed and will provide great opportunities for local people and the local economy. The site has been allocated for development for some time so it's particularly good to see that this significant investment has allowed this project to get underway. I very much look forward to following its progress over the next few years”

Cllr Jenny Hollingsworth

Portfolio Holder for Sustainable Growth and Economy at Gedling Borough Council

In addition to our section 106 obligations, this venture is enabling us to build additional affordable homes and homes for private rental.

The new homes are thoughtfully designed and built to meet the latest building regulations and energy efficiency standards, including the installation of EV charge points and photovoltaic (PV) panels. Additionally, some homes will feature environmentally friendly air source heat pumps.

Community Facilities

Vistry is committed to creating places where people love to live. Residents have access to 20 acres of green space—including two football pitches, a multi-use games area and three fully equipped playgrounds. There is also a local centre including retail and commercial spaces as well as community spaces.

Jobs and Local Business

The creation of Linby Meadows has enabled Vistry to offer our skills academy to local people. We are working in partnership with Chameleon School of Construction, offering training and jobs in trades like plastering, tiling, and bricklaying for students, Not in Education, Employment, or Training (NEETs), and the long-term unemployed. The program also includes apprenticeships, CSCS and employability training, school engagement, and community involvement through local events, public consultations, and neighbourhood group support.

Commitment to Nature and Sustainability

Vistry is committed to Homes for Nature, a plan to help wildlife thrive in the places we build.

This development has:

  • Retained hedgerow and a wildlife corridor
  • Enhanced green and blue spaces including three Sustainable Drainage System ponds
  • Planting of new native trees
  • Bird and bat boxes
  • Spaces for invertebrates
  • Hedgehog highways
