Set on the site of a former golf course, this thoughtfully designed community is being brought to life and will soon be home to hundreds of residents. Brackley Village began in 2023 as part of a joint venture to deliver 690 new homes, with an equal split between partners.

Housing Delivery and Affordable Homes

Vistry Group is delivering new homes at The Fairways at Brackley Village through its Countryside Homes retail brand, offering a diverse mix of housing options. The development includes affordable homes, private rented properties, and open market homes. Community Facilities

Vistry is dedicated to creating places where people love to live. As part of the development, Section 106 contributions will provide approximately £3.7 million towards a range of local improvements. This includes enhancements to Amblecote playing fields and the construction of new changing facilities, as well as investment in off-site open space, education, transport infrastructure, bus stop upgrades, traffic calming measures, and improvements to the public realm. These contributions will help strengthen community amenities and connectivity in the surrounding area.

To further support the local community, we’ve also engaged in a number of community initiatives, such as:

  • Hosting three community drop-in sessions at the Little Hulton Cricket Club since work began on site.
  • Sponsoring the cricket club for the year, enabling the purchase of new kits and equipment.

Employment and Local Business

The creation of The Fairways has enabled Vistry to work with local suppliers on site and offer training and apprenticeship opportunities to local people.

This development has:

  • Launched the Brackley Skills Academy in November 2024 in partnership between local education providers, the Salford Skills and Work Board, ionic Community Connections, and Frameworks Social Enterprise CIC
  • Training and career opportunities to local people of all ages
  • Provided support to those not in education, employment, or training, as well as young people impacted by the pandemic and individuals considering a career change

Commitment to Nature and Sustainability

Vistry is committed to its Homes for Nature initiative, a plan to help wildlife thrive in the places we build. At Acton Gardens, this includes:

  • The installation of bat, bird, and bee boxes throughout the development to support local biodiversity.

Sustainability is also at the core of the design of the new homes, with The Fairways development showcasing this through the use of:

  • Timber frame construction
